What this site is, what it is not, and the limits of what you can rely on.
This is general information, not regulated financial advice. We are not a lender, not a mortgage broker and not an adviser. Nothing here is a personal recommendation, and no figure produced by the calculator is an offer, a quote or a promise of what any lender will do.
The calculator produces an estimate. It models a standard repayment loan and adds the indicative purchase costs for the selected market. A real offer will differ: lenders apply their own rate for your circumstances, their own fees, compulsory insurance, rounding and day-count conventions, and rules that vary by product. Always compare against the lender’s own illustration.
Market defaults are indicative and change. The starting rate, term, deposit and cost percentages on each country page are typical values for that market at the time of the last review. Taxes in particular vary by region, property type and buyer status within the same country, and can change with a budget announcement.
Decisions are yours. A mortgage is a long, secured commitment and your home may be at risk if you cannot keep up repayments. Take regulated advice in your own market before committing.
Introductions. Where we introduce you to a broker, we are introducing — not recommending, appointing or supervising. The firm is responsible for its own advice, and its regulator, not us, is where a complaint about that advice belongs.
Accuracy and availability. We correct errors as we find them and re-date the affected guide, but we do not warrant that every page is complete or current, or that the site is available without interruption.
Content ownership. The text and design of this site belong to us. Quoting a passage with a link back is welcome; republishing whole guides is not.
