We publish a mortgage calculator for twelve markets and the guides that explain what its numbers mean: how repayments are built, what drives the rate you are offered, how lenders decide what you can borrow, and what actually changes when you overpay or refinance. Every guide is researched and written by our editorial team, reviewed on a schedule, and published with the date of its last review — including when the review changed nothing.

Where our numbers come from. The repayment arithmetic is the standard annuity formula and we print it, so you can check the result rather than trust it. The market defaults on each country page — typical rate, term, deposit expectation and purchase costs — sit in a single data file, are reviewed at least annually, and are labelled on the page as indicative starting values rather than quotes. Rules and thresholds are cited to the regulator or central bank that publishes them, and each market page links the relevant one.

What the calculator does. It runs entirely in your browser. The price, deposit, rate and term you type are never transmitted, logged or stored, because arithmetic has no reason to leave your device. That is also the only privacy promise that cannot quietly stop being true later.

How we pay for it. Two ways, both disclosed. We introduce readers who ask to independent brokers regulated in their own market, and the broker pays for the introduction — you never do, and you are never obliged to take anything. And we build websites and browser calculators for brokers, agents and lenders. Neither activity influences what a guide says, and no client is named in one.

What we do not do. We do not lend, we are not a broker ourselves, we do not quote rates, and we never sell reader details into a lead exchange. An enquiry goes to one firm.

Corrections. If something here is wrong or out of date, write to us and we will fix it and re-date the guide. Corrections are made in the text, not quietly.
